In a non-deed restricted community homeowners do not have to comply with the rules, regulations, and restrictions that a deed restricted community abides to. If the thought of not being able to paint the exterior of your house a certain color bothers you, than a non-deed restricted community might be right for you. In Sarasota most communities built before 1975 are non-deed restricted communities, which include some of the largest communities like Lake Sarasota, Sarasota Springs, and Desoto Lakes. Today, all new communities are deed restricted communities with restrictions that include architectural design, parking, pets, and other significant lifestyle restrictions. Deed restricted communities always involve payment of money (sometimes a lot of money) to keep the day-to-day activities on going.
Non-deed restricted communities can be less expensive to live-in, and are not mandated by a homeowners association rules, so there should not be any issues with regards to parking your RV, work truck, or boat next to your house.
