The statistic below is data taken from the Sarasota MLS reflecting the month of July 2008, and composed by the the Sarasota Association of Realtors
Sarasota’s sales dropped again in July 2008 continuing a downward trend that started in June 2008. Before that sales where increasing every month since January 2008.
Overall sales where at 454 total units sold in July, a drop from the previous month that reported 559 total units sold in June. Residential family homes made up 326 of those units sold while condominiums made up 128 of those unit sold.
Overall pending (under contract) stood strong at 584 units in July 2008, compared to 476 pending units back in July 2007. Pending sales reflect executed contract between buyers and sellers, current numbers indicate a better month to come in August.
The current medians price of single family homes remain leveled at $250,000, while condominiums dropped slightly from $275,000 in June 2008 to $252,500 in July 2008..
